This doesn't mean that you shouldn't be aggressive with your tax strategies, but you should be diligent with your documentation for substantiation. 

If you are a smaller check writer, it’s still important to conduct adequate diligence on the deal and the GP but there shouldn’t be any alarm signals going off solely related to the investment minimums.

You're forgetting about knowing the locale, site due diligence, zoning analysis, getting you through filing/permits and many other things as design professionals (Architects AND Engineers) are responsible for.

You need to have substantial capital and time for due diligence upfront.

-Did you do your due diligence with the buyers lender?

Maybe I will lock it up and do more due diligence once in escrow but assume I don't make any changes.
