(Do some research on what docs you want to request, I’m suggesting for you here just a partial sample list of what I’d want.)A seller holding back P&L and inspection until an offer is accepted isn’t uncommon at all.  

Take a look through the BP "Files" section for sample deal/wholesaling packets (or search the forums), you'll find a bunch of examples and can get a feel for the types of info most people include.Personally, I want to see as many pictures/video as possible and as much info as I can get about the condition of the property.

At the end of our walk-through he creates a sample invoice and show it to the seller, it helps generate a frame of reference of the actual value of the home and they become more understanding and willing to negotiate the best offer for everyone.

The lead inspector will come in and take samples of the surfaces around windows particularly.
