We invest in Delaware (and looking at a few other markets now as well).

Do not fall for the Nevada/Wyoming/Delaware/OtherFabulousState scam, you'll need to then register in two states and won't get the protection/savings that the salesperson promised you, because when you buy property in MA, then MA laws are the ones that matter.

I'm looking at a multi-unit deal in Delaware County right now where the current owner pays all utilities except in-unit electricity.

I'd recommend talking with your CPA and if they are having you spend money on cost segregation to depreciate carpeting, appliances, hardware packages, etc. that you have installed for items under the $2,500 de minimis safe harbor, you should switch CPAs.  

You could also consider WY and DE for the parent company.
