I'm really against this trend - and I'm a registered democrat, albeit a moderate one. 

Republican or Democrat wants to be known as the person that shut down an affordable housing program on their watch.Something to think about.

By the time Democrats make their changes from what the Republicans put together its going to look completely different...patience to see what the final bill looks like.

In handling an eviction, I would trust a judge in Sonoma County way more than some Democratic machine appointed hack in, say, Cleveland to get a fair result.  2. $200/month seems like a very low bar. 

To add to what @Dennis M. is saying, it's not really well understood in other places that in these mature Rust Belt MSAs dominated by Democratic union machines (and I say this as a registered Democrat), the best action for OOS investors is rarely within the city limits proper, or even in the immediate suburbs.

I don't have a daughter or live in the peoples democratic republic of California.

Here in Ohio, I think registration is about $30 per year and our Democrat Governor Strickland is doing an EXCELLENT job of reducing corporate AND personal taxes!

Time for the House to become Republican again to control the tax-and-spend instincts of the Democrats.

Once I have some things more established, my hope in a few years is to gobble up a deal or 2 in Charleston in hopes the school rebounds with the next Governor likely being a Democrat and education funding and state government spending will go back to it's previous sky high levels.
