They've even called my mom who we don't live with anymore (but lived with at the time we applied for the loan).

Payout looks pretty low to me.   

So many variables can turn a deal sideways from 1 hour to the next - i.e. inspection findings, title issues, contracts, financing issues, taxes, dept. of buildings/local municipalities, etc.I'm glad to hear you made it through the challenges, and it sounds like you'll be able to leverage this experience as you grow your portfolio.All the best to you along your journey!

I don't understand why someone would ask if now is a good time to invest in section 8.

A large percentage of these folks will apply elsewhere if that is clear in the listing. - Even with this caveat, some tenants will attempt to go to the property.

I think a lot of new LPs look at fees a bit too much where at the end of the day its LP returns in your pocket.

The punch list is taking forever to finish! 

Everyone has to live somewhere.
