In the commercial world there isn't any kind of centralized data base, like the MLS.

The administrative process for ALE to place tenants just takes way too long.

Typically, 20+ will be in the commercial brokers, and from here there is no real central database of listing, like the MLS is for single family and smaller multis.

Medical in its administrative capacity may also be a venue.

In Virginia you can include these in your selection criteria but you do run risks if the database is wrong or you get the wrong person in your background check.Think carefully before establishing your selection criteria because you MUST stick to it.

There are some exceptions: if landlord can prove it causes undue financial or administrative harm to landlord; the animal is a direct threat to the health or safety of others (bodily harm)...

And all of that can be done by a 1031 Exchange administrator of course...but that's if he wants to defer his long term capital gains taxes.  

If this is a broker I would see if they can check any other lenders that they have in their network that could give you a better rate/term on the loan (they can check their database pretty quick). 

For lower-cost properties, such as a single-family house at $200K, the benefits of having a separate LLC might not outweigh the administrative and financial burdens it incurs.
