For example, if the AC condenser and plumbing somehow fail at the same time 5 months in (extreme example, I know), that $130 a month won't mean anything as you'd need 5k-10k to remedy this problem.

Took him ONE minute to flip the breaker in the basement for the AC unit (the blower was still running on a separate breaker, but the condenser was not).So, the first time I had a tenant tell me that their dryer stopped working and that they need a new one, my immediate response was “did you check the breaker?”

Invest on a moisture sensor for the A/C system which automatically turns off the A/C when water accumulates on the bottom of the condenser.
