I just got bit in the rear b/c Albany reassessed my property for what I paid for it (duh), which effectively doubled my property tax liability.I'm owner occupied, and with my first purchase I was primarily concerned with simply making sure the income covered operating expenses, and not terribly concerned w/ driving profit, but I was relying on the ~$200/mo I was making above cost to help subsidize fixing up the building, and now I'm about $50 south of the property costs.Paying $50 a month to live in my 4-unit isn't bad, but if this was a classic investment property, I'd be pretty ripped :)

@Allende Hernandez, you have the classic problem of needing a "smart key" to open a "smart lockbox".One option is to put a traditional lockbox (large size) which has the smart keypad type device where the user enters a pin you have remotely configured and assign to them.

IMO, there's nothing special about B&H, it's just a classical offer to purchase.However, there are differences between Residential (small 2-4 units) vs Commercial agents (5+) and if you're going MFU, be sure to seek a Commercial Agent - - their approach and understanding of investing is WAY different and will be an asset to you.

If you are okay with living in the duplex, let it season some, and, as mentioned, keep saving up for the down payment on the next one while studying the market and expanding your landlording skills--both on the ground with the duplex and with books (I have a Classics of Landlord Lit" blog post, but you may have burned through the core reading).
