Finding Deals in the Capital District

Hi everyone. I'd like to start taking 30 minutes-1 hour a day to look for good deals in the Capital District (Albany, Latham, Watervliet, and Menands) and use the BP's calculators to help me practice finding these deals. However, I'm not sure what makes a good deal or what I should be looking for when reviewing the MLS listings.

I've been looking at Realtor.com and Zillow for homes in my local area but are there any other good websites to find deals? I want to purchase my first multi-family property or do my first wholesale deal before or by 1/31/2017. Thanks!
