A bungalow vs a 2 story, given the same neighborhood, sq ft, amenities, bedrooms, and baths can hypothetically be 125% higher in value just because of historic charm.   

Typically you want a proposal which encompasses a fixed fee to cover all your requirements, otherwise a proposal with all hourly scope is expensive without a cap.

I adore my adopted city - I love all the old housing stock, the charm, the lovely neighborhoods etc.

You may find yourself staying here longer each time though; Waco is a charming town!

I started to study the Kansas City market, and although I found the older neighborhoods charming (and dirt cheap), with their small town America feel and huge lots, many of the schools have terrible ratings, with the basic test scores in the pits, and bullying and disrespect for teachers rampant (tho that's pretty standard now).

The value has doubled - and at some point in time, a charming house will make way for new construction townhouses - and a really big ROI.
