I've read Rich Dad Poor Dad, Real Estate by the Numbers and Rental Property Investing (by Brandon Turner).   

If you're looking for a long term business associate, in my personal opinion it is best to team up with someone that you want to make rich.

Having done this myself, I can say that this is still a very reasonable way to get rich over the next 10 years, but without putting yourself and others at incredible risk.You can still be responsible.

@Corby Goadei obviously agree with everything you said... but I assume these folks are just trying to look out for OP.and it seems like there are a lot of people that come on BP because they read Rich Dad Poor Dad, or watched a Brandon Turner webinar, and then spend a bunch of money on a random property, get crushed by capex, and disappear.i think the points / 'objections' raised are valid. 

I'm looking for a CPA who uses Rich Dad, Poor Dad's strategy to grow wealth and not just pay the IRS...

I purchased it 15 years ago following the 1% rule which was the thing back in the rich dad poor dad days.

A wise investor will not try to get rich quick with shortcuts.

There is a famous book by Napoleon Hill called "Think and Grow Rich."  

House hacking is not wildly "profitable" as it not going to get you rich quick, but rather the real way it is done, which is slowly.  

As a GC building for rich entitled people (oxymoron I guess) I went through periods where I would get threatened with a lawsuit every single day.
