The pro's for me were that I didn't need to chase after renters for rent because Section 8 mails it to you directly and the yearly inspections were a pro for me because I know what I need to do in the house.

It's all in which direction do you want to chase properties.

That said, they have more incentive to chase big accounts and those of debtors who have significant assets to protect.

It's not repeatable for a new investor with zero knowledge or experience and I think it's irresponsible to encourage him to cash out equity and chase rainbows.
