I don't think Newark is a sure thing but I think long-term buy and hold investors should be long Newark. 

It is important to understand that only your belongings without a beneficiary go into a trust (most of the time).

I also belong to an Angel investor group that "syndicates" investments in early stage companies.Not sure what an investor would be willing to pay for a service such as this, but I am sure the return would be higher if we can participate as equity partners in the deal.

I understand you are left with the mess and it cant sit - but there must be something you can do I.E put a lein on his remaining belonging (if there are any) bank accounts, cars, ect.

The result is that the LLC, which will own the property, ends up in the student's parent's name, along with the commercial loan since the student is ineligible (for at the time at least another 2+ years.)When it comes time to refinance/sell/etc. how can the property belong to the student instead of the parent, without "rebuying" the property from the parent?

The shed is large, in good shape, but has the old owner's belongings in it. 

If that’s the case the tenant has to remove their belongings within 24 hours.

I actually think that if you are careful about who you place, you can actually get people who are likely to be long term renters.
