One would think the developer/contractor used in a higher end project would have used rhe proper fill and compacted to spec.

Just rather list the specs of the apartment and the rent your asking.

Just use extra diligence when screening potential tenants and maybe do additional property checks during their lease term.I've got a few rentals that were semi custom specs I couldn't sell when the world fell apart and so far they've remained in excellent condition.

New construction, spec building and pop tops are the trend closer to downtown.
