Dave cool article but there  are other benefits like ability to get Loans based on the STR etc which you can use to scale up.

I’ll look further into the “subject to” approach and review the article you shared to better understand the potential risks and strategies.Gaining a seller’s confidence is definitely something I’ll keep in mind if I pursue this route.
