With comps from 3-5 months ago being horribly outdated in some instances, this is easier said than done, but I do wish more Realtors looked at a situation with 10-15 offers as a little bit of a failure rather than a success.

So do you do an inspection a month or two before the move out date of the current tenants?

At some point, this document may become outdated, or some loophole may pop up warranting a change to the form that you won't know about it.

The ones who will accept FHA financing either need some work (outdated, paint, floors, etc), are in a bad area, or both.

In CA the landlord is required to offer a pre-move out inspection within 2 weeks of move out date. 

Those materials are outdated and come from someone who hasn't wholesaled in year, if ever.They all tell you to do the same stuff with a slight variation - letters, yellow letters, post cards, band it signs, etc. 

However offering a pre-move out inspection within two weeks of move out date is wise.
