I have a single family home property near a university being renovated The current plan is a 5 bedroom 2 bath catered to students .

In regards to your second comment, we cater to a very large database of investors that have multiple exit strategies. 

I have the same reaction about food. 

When the cleaners clean the bedroom, there's literally a cardstock with a greeting  on the pillows and inside the fridge there's some paper food note for them to enjoy the stay.

Just food for thought.

Given they want to cater to lower income tenants, I would be interested in their collection rates, which I bet aren’t great.

Our farm animals were left with no food in the dead of winter. 

But that's why businesses exist, I mean why go to a restaurant when you could grow your own food and cook at home.  

If you said that the property is in another state, then I'm assuming you may have to catch a flight, rent-a-car, food, etc....which will easily cost you more money than just hiring an inspector outright. 

Hey @Riza Susel, you might want to create a new thread to get a few answers.IMHO, it will depend on where you are going to buy and what your demographic is.We cater to families so we are pretty colorful with lots of comfort.
