I recommend looking outside your area and review who fits your profile the best.

I don't think the sellers agent does much. maybe take pictures and "review" the contract... the buyers agent is the one that shows the property and the one that draft the contract.

Be sure to review the legal documents, oral representations won't stand up in court.

Look at all the differences in both rate and terms but most important in my opinion is their track record in customer service and meeting deadlines and closing.

Of course, always check recent reviews.. they tell you more than a flashy website.Size Matters: I’d avoid both extremes... massive firms managing thousands of units and one-person operations juggling too much.
