Turnkey providers in out of state markets like REI Nation
Thinking about stepping outside my comfort zone and maybe doing out of state investing. I recently listened to Dave M. interview C. Clothier about turnkey investment properties. I use a pm right now for what I have in Metro-Detroit and they do a fine job. I am not looking to leave my W2 and want to make sure that the properties I invest in are solid and would be something I would want my wife and daughter to live in. With all of that said, my main goal is to have long term appreciation and if there is a little extra cashflow at the end of the month, great. HAs anyone used a turnkey company, specifically REI nation? Please let me know your thoughts on out of state investing and turnkey providers. Thank you for sharing.

@Scott Suryan we've review REI Nation's processes and met Chris - if we ever did turnkey, we'd model it after their systems! (@Jonathan Greene DM us if you'd like to chat about them)
Regarding turnkey in Metro Detroit, haven't seen anyone do it the right way:(
We've picked up dozens of their clients that fire them due to poor tenant performance and nonstop repairs on their "turnkey" properties.
Have also seen many posts from around the country with investors having the same issues.
That's why we started doing what we call, "BRRR Turnkeys". We help our clients:
1) Find a fixer-upper to buy
2) We get bids
3) Negotiate a Scope Of Work with the owner using "Maintain to the Neighborhood" to avoid over-improving, but understanding we will have to pass city Rental Inspection to avoid being a slumlord.
4) Provide multiple jobsite videos to show progress and document WHAT was done and the QUALITY.
5) Handle passing city Rental Inspection
6) Find a tenant with a Replacement Guarantee per Class
7) Assist with refinance, so client can repeat
