Other upgrades I'd consider: matching stainless kitchen appliances, modern kitchen cabinets, and upgrading plumbing fixtures. 

@Adam Horvath I think you're right about the kitchen remodel, the other simple fixes that you can do to get a great bang for your buck is to replace the bathroom fixtures and maybe (if this makes sense for your area) change the paint color to something thats a bit more in demand

I meant 10$ a sq ft for low end rehab versus 45$ rehab costs for high end cabinets, fixtures, apllliances, landscaping etc.

This is probably not your cup of tea for now anyway so just move on to something easier.

If a fully rehabbed house is going for 95 and they want 80 for the rehab either you're getting screwed or you picked insane surfaces and fixtures that are way out of that houses price range.

If you were to bring me a deal in Mesa/Apache Junction at about 70% of arv under 200K that needs a light remodel (new floors paint appliances and maybe counters and light fixtures) then I would be interested. 

We anticipate about $150k in repairs when All said and done.Immediate repairs/interior rehab approximate about a 3rd of that total.Roof replacement accounts for the rest.First thing that jumps out from the spreadsheet is no PM cost.We are buying out of state,so will slap on the 8% PM fees.Because we already own a similar building in town,we know the water and sewer bill is at least 2x what it should be.So updating plumbing fixtures to reduce water utility portion is a major value play.Rents are also at least $100 under market.Financing is agency debt.6.5% interest3 year term,30 year amortization.There’s a lot of moving parts in a value play.That’s why I wanted your comments and questions first and i can respond as we go.
