I have been licensed here in Atlanta for almost 3 years now and have cut my teeth in the investment residential space.

While markets had anticipated the first rate cuts as early as March or May, those expectations have now shifted to June or September.

Currently have a duplex I’ve been in 3 yearsMortgage 3.65% pmt $850Tenant pays $875Heloc $30k——monthly $291The issue I am running into isRates are so high right now and it’s a lot harder to find another that will cover full mortgage.Does it make sense to leave somewhere that it is full covered to go to one that is not?

It was my primary home and is now going to be my LTR.

I am now looking to buy my second rental but I have been looking at single families because the deals seam to be decent. the prices are surprisingly cheap over there for a single family averaging about 200k.

Does anyone have any tips on how to find the right guys or methods that you use to vet people?
