With that in mind, December of 2016 I set a goal to buy my first duplex or triplex before July 1st (my birthday).

Currently I'm using my 40th birthday as sort of my mid range target date to aqcuire all of the doors I want to have and that birthday falls on a friday.

Usually used to take a neglected spouse out to say "see honey, it was worth missing your birthday, it resulted in a sale!!"  

Either way, you're still young and have filled your head with the right information and thought processes to ensure you will be absolutely set by your 40th birthday.

In fact, when I was 11, I saved up my birthday money and allowances and bought the Carlton Sheets program.

I want to be able to give my children every option out there if they wanna attend Harvard I don't want to have to tell them well you worked hard for the grades but daddy can't afford that I want them to have a good Christmas every year a good birthday every year and be able to do any extra curricular activities they want to when I head to see our Lord I don't want to leave them with debt I want to leave them with security

We have done that route (and we have used HML too) and it is slow but in a year I was able to buy 4 more units plus some land (really that was a birthday gift to myself since I dream of building something from scratch for me and my family) from the proceeds from my duplex and SFR and we were able to do that within 3 years...we aren't as fast on the trigger to buying or on rehabbing as the superstars on BP...but it is possible!!

If there a big game, party, wedding, kid's birthdays, pretty much anything you want to do- you bet it will land on drill weekend!
