If I refinanced into a 30 year note, it would allow me to get the rental set on all three of these properties at a place I know they will rent and we will have cash flow of approximately $450-$500 per month together on the three. 

I have even reached out to a few really well known and experienced investors who are willing to sponsor a deal with me. 

There is no 30 day close with a 21 day inspection period haha  ya I fund a few buys that have that exact model it does work well but they do have to pay me of course. 

If you are careful and listen well you will be able to see through the smoke and mirrors to the real applicant.

In that case I assume you must have been debating some other possibilities as well?

To make it easier on both parties, I would simply make the introduction and if they go under contract I will set up a referral fee with the property owner to pay me for the introduction.

Summer seemed to be a dud as well.

Their in-laws just had a house built as well - it was completed back in June.
