I used to think that Virtual Assistants (VAs) were only for investors who were already doing a lot of deals and needed to expand their team.I used to think that out of state “virtual wholesaling” was only for experienced investors who were dominating their market and wanted to expand.But now, I’m starting to realize that VAs are a great resource for any investor, especially those who are still working a 9 to 5 and don’t have a whole lot of time to do everything themselves.

In the meantime, we've been closing in on trying to do a flip for our first deal to gain experience with rehabbing.Anyways, I've got a million newbie questions that I look forward to bringing up on the forums over the next several months/years/decades, and we're looking to build a great team in these next few months but, honestly, the biggest thing I'd like to ask all you wonderful people on BP right now is about networking.I just went to my first RE meetup (virtual) the other night, the one run by Rick Pozos (Real Estate Group of SA on meetup) and it was really great to get to chat with other investors and see that this stuff is something that real people do.

When you start using any home rental income, you start going down a dangerous path because virtually all appraisers and banks will not use this income in valuations.
