Just need to find a real estate agent to set you up on the MLS and start underwriting/touring deals.

Here are a couple items to think about when touring houses: LVP is about $5/psf installed.  

Where decisions have to be made or your wasting time.When I used no is Ok and I was showing property I expected to close right then and there each time with each client and I told them that in a very nice way as we were touring.

Since I'm in the learning stage of estimating repairs and to gain more practice, I was thinking I could send her a video tour of the house and she analyze each repair and I pay her $200 per closing for her time.

She has been able to manage the properties during my follow on tours/trips.

However given COVID circumstances is certainly reasonable to consider alternate options previously suggested like the interior tour video (either pre-recorded or real time via skype/zoom chat or something)Even if your landlord won't negotiate you can try approaching the listing RE agent directly to let the know your concerns and propose creating the tour video.

I just toured it last week and was really impressed. 

Tour the area, take a day and drive.
