Hi Simon,If you have a boiler, you might want to understand its parts and how it works--in detail.There are steam boilers, and water boilers, water tube systems, and fire tube systems.They all have different parts that can fail, and some have redundant parts to keep heat on if there is a failure and some don't.If you know your stuff about this big ticket item, you will be less likely to be at the mercy of an overcharging repairman.Just my 2 cents.Good Luck!

Add up 3 months of mortgage payments, taxes, insurance, utilities, property maintenance, $2,000 in repairs, and if you're using a property manager... they're probably charging you something for tenant placement.This really blows the "infinite rate of return" out of the water when you have to keep $5k liquid for reserves at all time.

I live in Florida so I am well versed in the notification to keep the deposit rules for Florida that is  Regardless of her willingness to entertain showings your biggest issue is lack of access to your unit   What if there is a broken pipe and gushing water out and she’s unable to leave work   You need to always have access   If you have a PM or not always have a set of keys   I don’t allow that to happen and immediately rekey   I’ve actually added an addendum in the lease for that very reason
