I know a little abt BK13 and I have talked to the trustee & came up to speed in this case.

Rent and refinance R's can switch places depending on your rehab speed. 

I believe in PA the lease can also have the tenant waive the 10 day notice to quit, in which case things can speed up a bit.If they contact you, try to get a promissory note from them saying they will pay by X date or vacate.

OK, just to speed it up though, can I file for the LLC (send the article of organization) and then go into operating agreement?

If you plan the direct investment route, I'd recommend reaching out to the MF brokers in your area and getting up to speed on what is available in line with your capital and strategy.  

Simple enough for any employee to get up to speed quickly and has most of the functionality you need. 

If I saw that house on a the mls and the numbers were the same here .. i would at least go look at it .. that being said .. if it is on the mls chances are its not a deal .. most rehab houses that are deals come from off market .. maybe if you have no experiance with construction ,you may want to try to partner with a GC or someone who does for the first couple flips ... even if you dont make that much on them, the experiance will be worth a lot more down the road .. i wish you the very best of luck ..God Speed, Michael Short           

Nobody is going to cry over your own missed payments so please don't try to use that as leverage to speed up the process.  

Maybe speak with a real estate attorney to get up to speed on known issues ( I already rec Andrew Zacks once today, I should start getting a referral fee).
