Private/hard money lenders, but these will cost a good amount.I personally keep HELOCs open, so I have access to capital if I need it, but don't have to pay out until I use it.I believe you were simply throwing out a random example, but if you are undercapitalized on a deal, it is going to cost you a lot more than just the cost of repairs.

There has been several times he has offered to fix things free because they randomly broke shortly after we rehabbed a project, like a used dish washer and garbage disposal.

but they will talk to random wholesaler who is going to do exactly what a realtor does.. they will not be able to sell the house without their buyers walking through it and usually having their contractor as well..

When I was 20 my grandfather died and we sold his Brooklyn home for 1.2 million......some random person made a $30,000+ commission off of that, meanwhile I was washing cars at a lexus dealership and I think I brought in $20,000 for that entire year....that commission could’ve been mine if I had this license, and I could’ve not even worked all year!!
