My recommendation is to read everything you can on REI and see what resonates w/you based on your temperament, time, resources, and think about what can I get really good at quickly.

It has helped guide me in a better direction.

Especially since I don't expect it to sell quickly.  

I think it is similar to a lot of real estate aspects in that finding a mentor can be the best way to learn a lot quickly and get going.

Key traits I am looking for are knowledge of the local market and responsiveness to my inquiries and arranging quick showings.

Having even the impression that they had a bidder, who you turned off to look at your item is a quick way to get a bad rep and kicked out of future ones.
