Then you can just paint/stain (little more than 25 for stainable grade probably), put back on the hinge and install hardware (if any).That stinks about the sky light, no telling how many different 'standard' dimensions they've had over the years.

Don't compare a builder grade house with a high end house.

He's 30 years old and only has a 6th grade education. 

@Abel RodriguesThose are commercial grade stair nosings and those would work.  

Get a good property inspector in there if you do lock that one down with an eye on that basement/sub grade area of the home. 

No wonder, hotels and Class A properties in A locations (100+ units) are "institutional-grade" assets.
