Good afternoon BiggerPockets,About a week ago, a lady who works in my office approaches me and says that she heard that I buy real estate (awesome that someone I hadn't even approached heard about me).

The lazy side of me wants to take the easy route and not have to deal with finding another tenant but I think that will bite me down the road.Looks like it's time to serve some papers and get the eviction process rolling, the joy of grandfathered tenants.  

For those of you focused on building buy and hold portfolios, what kind of techniques do you use to help you keep your eye on the ball and not bail out for short term gains or worse, letting yourself get LAZY?

That same afternoon he put out this shopping cart (that I've asked him several times to get rid of, because it's obviously stolen from a store, which has the name on the handle) in the middle of the area, and some broken statue and 2 solar lights I had hanging in the trees, and spray painted red over them, topping it off with an open umbrella, calling it art.

Most of all, I have had to contact them to get open houses set up even though I let them know that I am in a time crunch with this project, looking to offfload quick.I guess, it just shows real laziness for someone who projects to make a good profit in the deal.
