The items you listed are minor except maybe the a/c(could easily be minor) and are routine in property inspections and I in no way would come to the conclusion defects were being hidden.

It was about $600 and Airbnb ruled in our favor because we had instructions in the guidebook we sent for how to operate the pool/spa (and not to leave the heat on more than 90 mins) and the guest also communicated with us throughout her stay about the pool and STILL left it on to burn it out.

I have a phone number and email listed in my ads and instruct anyone who is interested to contact me via those two - that way I know they didn't bother reading if I get a trulia message and I certainly don't waste my time replying to them.
