If this is your only tenant requesting ACH deposits, then I agree with the post above instructing her to use bill pay at her bank.  

The items you listed are minor except maybe the a/c(could easily be minor) and are routine in property inspections and I in no way would come to the conclusion defects were being hidden.  

It was about $600 and Airbnb ruled in our favor because we had instructions in the guidebook we sent for how to operate the pool/spa (and not to leave the heat on more than 90 mins) and the guest also communicated with us throughout her stay about the pool and STILL left it on to burn it out.

Then again the seller may have instructed the listing agent not to show something without proof of funds.  2.)

I know that this is probably not the answer that you are looking for but I have found quite often that most of the time our the answer that we seek are usually hidden in plain sight!  

Can figure out the mortgage piece pretty easily, but interested in those "other/hidden costs."

I have a phone number and email listed in my ads and instruct anyone who is interested to contact me via those two - that way I know they didn't bother reading if I get a trulia message and I certainly don't waste my time replying to them. 

Overall I think your example was just a little unrealistic and the 'hidden' costs are what we should help the community avoid if we are aware of them.Happy investing!!
