@Ewa Reza  Banks exert the same amount of overhead per loan done and there are fixed costs usually around 1200-1500 flat on each loan done plus you may or may not pay points depending on the market rate on any given day.Mine min loan amount is 75k and by exception I can go lower but just a little explanation on why you might encounter this resistence with a smaller loan amount.One way a bank will combat much smaller loan amount is by charging a much higher yield spread premium which might cause your rate to be higher.

The 2nd contract would stipulate I would have this work start (within the move-in month)-completed (1 month, if that long) by a certain date.As I type this I realize this may be more disruption than a tenant would want to encounter, although this worked the last time where the tenant moved in and I told them I had this work slated to be done, this might not hold true for every situation.As I mentioned I've never done this before and I'm not sure if anyone else has but I wanted to ask.

Well, modular homes are built to a specification and receive stickers/certifications that are posted inside the property (similar to a mobile).

Any pitfalls you may have encounter with this particular strategy?

I would be shocked beyond description if the company told me one day they can't repay me, but I also sort of figured that they would encounter dificulty and maybe wind down.

My insurance company required a few items: depth stickers at all 4 sides, and life preservers.
