I'm in Foster Powell, close to cafes and bars in the FOPO triangle.The duplex has been gutted and totally renovated, so pretty much everything has been replaced via a 203K loan.Each unit has 2 bedrooms and 1 bathroom.

@Joe Kim If the seller rehabbed the property, you should ask him to provide a new roof before closing, or at least negotiate more discount.

I typically give a $50-75/m maintenance discount off rent to a tenant that is willing to do the small stuff and coordinate the big stuff for me.

You can also find motivated sellers where prices will be at larger discount, instead of using the market priced MLS.Remember:  Every deal is different and unique.
