Help! Drastically different valuations.

Hi, I'm hoping to sell a duplex I own in the summer, but I'm getting drastically different valuations of my property (i.e. from 265000-375000).

How do I determine the actual value of my property?
I'm in Portland Oregon.

What is the source of these valuations? 

The best (and cheapest good way) is to have a local kick butt realitor give you a Comparitive Market Analisys or CMA. In this document they will pull comparable sales and those will be the base for the number you are getting.

If you you getting you numbers from the zestiment then just inpgnore them and talk to a realitor.
