I would not waste one minute trying to find a deal if you did not have a home for it in advance.. cart in front of the horse in my mind. 

I spend the rest on various things, including 2 properties that do not produce income,( horse corrals and 35 acres outside of town for ag/recreation use).

So we're still trying to find the right area to buy our first investment property and time after time we decide we want a place that we can drive to.Obviously LA is out of the race, so where in about a 6 hour drive radius can we look for properties in our price range?

Don't get the cart before the horse, once you find a deal, there will be people wanting to put up the cash. 

And I will, because that works more often than not than jumping up and down on one's high horse.

Once they are in, they are hard to get rid of.If you screen people based on their ability to speak clearly, that could be seen as discrimination against National Origin or race.
