A good Realtor wil be able to give you a read of the neighborhoods in the area, which allows you to filter out the noise so you can build a good research model.

But I feel like any Realtor who is willing to take a referral from me - they should be professional enough to treat that referral like it is something of value, and they should work it and work it well.I'm really leaning toward the "team model" now.
