There are plenty of us who have invested in NY and NJ for 30+ years and not had an issue with it and have bathed in the appreciation.

At least people have ratings on the OTA and I can see if other hosts have had issues.

As with any legislation and regulation, there will be give and take as we balance all the issues but hopefully we see this slate of bills scrapped or substantially reworked.

@Zane M.The scenario you mentioned brings up legal and ethical issues, particularly in terms of occupancy requirements for specific loan programs and the possibility of misrepresenting intentions.

Hey @Sahil Rajput, I'm originally from San Francisco, CA and ran into the same issue when I started in 2021.

I believe the only new permits currently being issued are on commercial properties.

I guess I didn't really think about it but technically I'd be doing BRRRR since I really only want something I can rehab and have the option to just sell it if market drops or can't find a renter in my timeframe id hope to rent it in.

The leverage issue - My current back up plan if disaster strikes is that HELOC on my first property, so if I use that for a down payment I don't have that back up.

We deal with so many owners that want top rent, but their properties have dated kitchens or bathrooms or other issues.

So technically your loan is pretty much "free" because of these arbitrage position.
