If you have decent writing skills, just find a template on the web (I have one on my website) and start writing.

List all your skills and have each person work in the area they are best at.

I've yet to come across something so to the point.How much does this allot for HML fees, agent fees, other soft costs and profit?

I used a simple Excel spreadsheet for our first few properties, and then our accountant told us to find someone more skilled in multiple rentals than she was.
