You need to shift gears to seller financing, Subject-To, Lease-Option type transactions.Texas has restrictions as well with options, but the other methods mentioned are fine.More issues apply to residential owner occupied (Dodd-Frank) but these issues also apply to commercial properties.You can find more about CFDs by searching here on BP, to posts made in the past year.Good luck :)

There is more to qualifying your buyer than just their income or DTI ratio, it's also better to shift that liability off away from you as much as you can, the more you are involved the more you can be held responsible.

We do still have tenants but we had to shift to renting individual rooms rather than to one group of friends.
