Also as noted, nonresidential contract-for-deed sales are entirely exempt.DISCLOSURE REQUIREMENTAssuming that the residential transaction involves a “multiple seller” and the lawyer/real estate broker exception does not apply, the statute imposes a disclosure requirement somewhat similar to the condominium/townhome disclosure statute.

My suggestion is to talk to a RE atty in your area or, if you have the time, go down to the city yourself and see what restrictions they may have.

@Penny Conner,I agree with both @J Scott and @Keith Frank your going to have to do some leg work on this one, another way is to drive around until you see a small construction site in your area and just go and ask question.in a side note, also try and go to your local building department and ask some question.Depending on the Vacant Lot there will be restriction on what your are allowed to build.It's all really quite easy, you'll find that most people are very fourth coming with information.Cheers.

@Jennifer S.A Self-Directed IRA is not the right vehicle for what you propose.All IRA plans have restrictions related to your access of the funds, such as a 10% penalty in addition to taxes on distributions taken before age 59 1/2.
