If I lived closer to the city I would snatch up ten or so of these units, self-manage, and keep the good tenants and really be patient about finding new tenants. 

You can still find the occasional good deal, but you have to be patient for them. 

Tenants who are patient enough for our screening process tend to be patient enough for our move-in process.

Many linear markets like mine and yours are currently overheated.Be patient, stick to your numbers, and stockpile cash in the meantime.

@Anant Radadia highly unlikely a Class A rental will cashflow for the first 3-5 years - investors look to this class for appreciation.Class B you have a better chance, but you need to be picky and patient!

Unless of course you are patient and get "the deal" there.
