Sharing your experience in investing in Alamaba
As an out-of-state investor, I am interested in Alabama, specifically in Birmingham and Montgomery. Upon browsing Zillow, I noticed that there are some distressed properties (such as 3-bedroom single-family homes) that are priced reasonably between $60K - $90K. However, the After Repair Values (ARVs) of the newly renovated properties seem to be not very high, mostly in the range of $115K - $130K. I am curious to know about other investors' experiences in these markets.
If you have invested in either or both of these markets, could you please share your experience?

@Ringo Yip speaking from years of PM experience in both markets the Birmingham market has a better pool of rental applicants compared to the Montgomery market. However, if you prefer to go the section 8 route, the Montgomery section 8 program is much easier to work with.
