We generally are raising rents when we arrive so we find it better not to rock the boat too much.I would say that you could implement this slowly over time, but I would never kick out a good paying tenant for not using this system if he never was using it.

@Alexander AranibaI would start looking in Birmingham, Atlanta, Indianapolis, Kansas City, Memphis, Little Rock, Jacksonville, Ohio, or other secondary or tertiary markets.Buying a home in a primary market just does not work in terms of cashflow.
