My guess at 23 is that your first step is probably going to be building up your war chest and knocking out any debt you might have (other than the mortgage on a primary home if you have one).

Call the utility companies, get the numbers, go into the building and knock on doors - see the vacancy rate, ask the caretaker?

Facebook and Google ads can also be utilized to target potential sellers.Door-to-door knocking is also a great way to try and find deals.

Again, no dog in the fight, just offering another perspective for reasonable rents in the area.Hope your clients knock it out of the park and make that much, though!
