Getting started with wholesaling homes with a buddy in OHIO

Hey BP, I'm a bit new but not really, I've decided to finally work for myself as a realtor & wholesaler (I've done my research, it's legal). I'm not quite finished with the course yet so in the meantime for income I'd like to start wholesaling houses in NE Ohio. I have a partner who's more than willing to help with paperwork & closing, we have an area we're going to focus on & we have probate lists. I'm going to start by cold calling but I could really use some advice from others in the community.

MY QUESTIONS ARE: 

1. Questions to ask sellers?

2. What are the huge NO-NO's here?

3. Working methods being taken by others here?

Any help is appreciated & I posted a link answering questions concerning the legality of wholesaling as an agent

 he makes good points.. but unfortuanly 95% of wholesalers violate the laws as he explained them..

1. they dont have valid contract as he explains it becasue they dont have the intent or capacity to close it.. big cashed up investor can close those starting out with no money cant close .. 

2. and he quash's the equitable interest theory as well.

Show me a wholesaler that does not send over a pic of the house and a description of the house.. ??? 

this is a tough way to make a buck thats for sure.
