I am not a wholesaler....I feel like in an ideal world I would  wholesale this property.  

What is the best way to find those ideal employees?

Ideally, I'd like to get members that would be open to a mixture of meetings.

Create a list of criteria your "ideal tenant" would have and do not stray away from that list.

I agree keeping good tenants is ideal... but I don't know how when their rents are so low.

In fact, this is kind of an ideal situation for house hacking.

With having a 3 yr old and 3 month old this would be ideal for helping out my wife when she really needs it (having the construction site 100 ft from the house).
