Many people have managed OOS properties on their own, but it is more difficult and you would need very good processes in place and have some sort of boots on the ground person in that market to put eyes on the property and check in with things.

Not to split hairs Tom but the high bidder gets a Certificate of Title from the Clerk of the Court who certifies the named party was the high bidder and the party to whom the property was sold.
