We didn't end up exploring the HELOCs too deeply, especially since the variable rate (and current climate around interest rates) made us think the fixed rate on the cash out refi suited us best.

We currently have one property that is doing well and we're looking to spend some of my time adding to our investment portfolio.There is a duplex in the town next to us that looks great and appears to be turn key.

I wanna rent the main house and as it has an in law unit that I might occupy sometimes when I will be in town.

We have explored auctions and done our due diligence but I would love to use the BP community to make some solid connections in the WNY area and learn some other ways you all find inventory for flips!
