Excel Very easy to use and has been around for 20+ years so I don't have to worry about changing in the future. 

I think you will be better served being aggressive in making offers, shopping hard, building relationships with real estate professionals, and in the end tackling a house that you can add value to. 

In Utah there is documentation that should be signed either way just to define the relationship. 

When I built up that type of relationship, partners started coming out of the woodwork with money that wanted to be my partner.

This could be an opportunity to begin building relationships with local banks that may fund you after you reach 10 properties.
